10/29/2016 Ocklawaha Real Estate Auction
BUYERS PREMIUM: A 10% buyer's premium will be added to the final hammer price and will be the Contract Price. NON-CONTINGENT CONTRACT: A non-contingent contract for Sale and Purchase of the Real Estate will be completed and sent to the high bidder on sale day. Contract will be presented to seller for final approval. DEPOSIT: Cash, cashier check or wire transfer in the amount of $1,000.00 or 10% ( whichever is higher ) of hammer price held in escrow and applied to sale price. CLOSING: Closing will be on or before 30 days from contract date. Buyer/Buyers responsible for Doc Stamps at closing. ($7.00 per $1,000.00 of contract price) TITLE: Seller shall provide a marketable Certificate of Title at seller expense free of liens or judgments. Maine-ly Real Estate has not conducted a title search. Fidelity Title Co. shall issue title insurance and complete closing of the real estate transaction. TAXES: All real estate taxes, home owners' fee and other applicable fees will be prorated at closing. DEPOSIT & ESCROW: The non-refundable escrow funds of 10% or $1,000.00 (whichever is higher) of the selling price will be held by Fidelity Title Co., 151 E.
